There are a couple of developed properties for sale. Development cost in the area is MUCH higher than the cost of land. Most people who own undeveloped land up there hold on to it simply because they would not get much for it anyway. The assessed property values in Rachel dropped almost 30% last year. I would not pay more than about $1.5k per acre for undeveloped land, which has been the going rate ever since I first came to Rachel. Every once in a while someone sells a lot, but it is never advertised or done through a realtor.
