The most important feature for a scanner around Area 51 is mil. air band coverage with decent sensitivity. If you have the cash to spend a trunking scanner is nice. You can listen to the NHP repeaters as well as the NNSS traffic (if you are within range). ALL Area 51 related ground traffic on the 380MHz system is encrypted. The trunking scanner won't do you any good there.

Most scanners today have a USB port for programming the scanner. Saves you hours of typing frequencies into the scanner. A built-in voice activated recorder is a very handy feature.

I use an Icom IC-R20 (recorder), Uniden BCD396T (trunking) and a Yupiteru MVT-7100 (best sensitivity by far). They are all older models. If I was in the market to buy a new one I would look for newer model Icom or Uniden scanners.
